Cactus Blooms in Mesquite NV - Pictures of Spring Flowers in the Desert

Have you seen the local cactus blooming in Mesquite NV yet?  Mesquite is in Clark County NV, on the Arizona border, 80 miles northeast of Las Vegas, about 10 miles from Littlefield  and Beaver Dam Arizona and 35 miles from St George, Utah.  Located in the desert with elevations averaging 1800 feet and surrounded by mountains, not really the Death Valley kind of desert - more of a hilly little valley of desert terrain with bluffs and canyons - beautiful sunrises on the eastern mountains - and gorgeous sunsets on the western bluffs.

Every year, and especially after a wet winter like we just had - the cactus will suddenly bloom all at once - an amazing sight against the brown desert hills and sometimes snow topped rocky mountains.

Late March is the best time to take a drive around the Mesquite desert backroads - then walk around and catch a glimpse or take some memorable pictures of these beautiful blooms.  These are photos were taken last spring when the cactus bloomed - this year should be even more plentiful!

They don't last long - by mid April, they dry up.......and you will have missed it:

Mesquite NV Seniors Option to Buy a Home Using a Reverse Mortgage Loan

Seniors looking to retire or relocate to Mesquite Nevada might have an opportunity to buy a little more home with a reverse mortgage.

Many of our current buyers are relocating to Mesquite and are purchasing a home for their retirement years.  They plan to live in it for the rest of their life.  Buying a home using a reverse mortgage could help a senior with limited cash to buy a home that they otherwise could not afford or even qualify for.

A person wanting to downsize and eliminate the higher maintenance and utility bills could sell their big home (in our Mesquite NV real estate market, it would be a loss if they bought in 2004-2007) then buy the smaller, more energy efficient home using a reverse mortgage with no monthly payments - and keep some of their cash.

If they are sure that want to live in the house for the rest of their life and can afford the monthly upkeep - buying a home with a reverse mortgage could be an excellent downsizing solution for some seniors who don't want or need the bigger home they currently have.

In October of 2008, HUD rolled out their reverse mortgage product and in March of 2009, they perfected it.  With rates expected to rise and the tax credit setto expire, many real estate professionals are looking for new and under-served markets to reach out to.  Since HUD has perfected their reverse mortgage, the Home Equity Conversion Mortgage (HECM) and the market for US residents 62 or older is expected to nearly double between now and 2050, perhaps now is their time.

A reverse mortgage is a loan where home equity is converted into a lump sum payment or series of payments to the homeowner or a combination of the two.  There no requirement for payment until all borrowers no longer live in the home but the borrower must keep the home in good repair, taxes current, insurance current and (if applicable) association dues current while they do.  The benefits of purchasing with a reverse mortgage are as follows:

  • seniors can preserve their savings
  • seniors who can't qualify for a forward mortgage due to income or credit often can qualify for a reverse mortgage
  • seniors can own their home for as long as they are alive, keep taxes current, keep insurance current and live in the home as their primary residence without needing to make a payment
  • seniors can enjoy financial security and independence (as this is a non-recourse loan)
  • seniors won't have to worry about passing on a mortgage debt to an heir

To qualify for a FHA HECM, one must be 62 years of age or older, occupy the property as your principal residence, not be delinquent on any federal debt and participate in a consumer information session given by an approved HECM counselor.  At closing, HECM borrowers must make a down payment which will be applied to satisfy the difference between the HECM principal limit and the sale price for the property, plus any HECM loan related fees that are not financed into the loan, minus the amount of the earnest deposit. 

SAMPLE TRANSACTION FOR A BUYER BORN IN 1938:

They are very strict about where this down payment comes from.  It can be from such things as verified savings, retirement funds and proceeds from the sale of real estate but it may not be from any of the following:

  • FHA prohibits seller contributions (also known as "seller concessions"), the use of loan discount points, interest rate buy downs, closing cost down payment assistance, builder incentives, gifts or personal property given by the seller or any other party involved in the transaction.  This includes customary charges that are normally paid on behalf of the borrower by the seller.
  • Subordinate liens
  • Bridge loans
  • Gap financing
  • Cash withdrawals from credit cards
  • Personal loans
  • Seller financing
  • Gift funds

For seniors, buying a home is a HUGE move when done correctly.  It involves careful coordination between financial planners, a CPA, a good Realtor and a good loan officer.  Consideration as to whether a reverse mortgage should be involved or shouldn't be involved should always be evaluated as an option.

Mesquite NV First Time Home Buyers - Cost of Waiting To Buy - It is Tax Credit Time

Mesquite NV First Time Home Buyers might want to consider the cost of waiting to buy a home.  The tax credit for first time buyers and repeat buyers is a bonus that will go away soon.  If you are thinking of buying a home as your residence in Mesquite, look at the chart below to see the disadvantages in putting off the decision to purchase.  April is the deadline to choose a home and have it in escrow to get the tax credit, if you are qualified.

Ever since the first version of the first time home buyer tax credit, home buyers have been eager to engage but uncertain about home values and for some, this has caused them to sit on the sidelines.  I am not writing to suggest that this consideration is good or bad cause for not taking advantage of the first time home buyer tax credit.  I’m strictly writing from the perspective of a financing nerd.  Two influences will converge in April of next year that should serve as the decisive factors for causing first time home buyers to understand that this time, waiting will have a cost.  What’s more, that cost can be quantified.

 

The first factor concerns the expiration of the first time home buyer tax credit.  Sen. Benjamin Cardin introduced S.B. 1678 with bi-partisan co-sponsors (including Harry Reid) and it will only extend the credit for 6 months from its expiration date.  The 6 month extension was a disappointment for those who were hoping for a 12 month extension but Zillow estimated that a 12 month extension would cost approximately 14.86 billion based on current trends if that were to happen and 6 months seemed to be the fiscally responsible compromise.  This bill would set the tax credit to expire at the end of May and it doesn’t look likely that it would be extended barring a double dip recession.  It did not pass overwhelmingly and there was a of of opposition to the cost.

 

The second factor has to do with Ben Bernanke and the Fed.  In an effort to keep mortgage rates low and the secondary market machinery of the mortgage industry working, the Fed agreed to purchase 1.25-1.45 trillion dollars of mortgage backed securities.  Estimates of the impact of this effort on interest rates ranges from lowering them by 0.375% to 1 % but I find 0.5% to be credible.  The MBA rate forecast also lends credence to this assumption (shows rates going to 5.7 by year's end).  The Fed has announced that they will bring an end to this effort by March of 2010.  Consequently, we can expect a bump in rates in April of 2010 barring a double dip recession.  What’s worse is that there have been rumors that the Fed is doing to start selling some of what they bought and this could have the effect of driving rates up faster.

 

These two changes could cost first time home buyers tens of thousands of dollars if they don’t act in time.  Not only does an interest rate that’s ½ of one percent lower create a lower monthly payment but it pays down the principal balance faster on the front end of the amortization cycle.  If these two factors are added to the value of the tax credit the exact loss (financially speaking) to first time home buyers can be calculated if the assumptions are to be trusted.  Here are some examples:

While it may have been unclear before as to when the right time to jump into the market might be, these factors combine to calm some nerves because even if home values do dip again at the end of the year, the savings from the combination of capitalizing on lower rates combined with the tax credit should offset value drops, should they occur. 

Zillow’s analysis of current market trends shows that, if the credit had been extended for 12 months, a total 1.86 million first-time home buyers would purchase homes between Dec. 1, 2009 and Nov. 30, 2010.  We didn’t get the credit extended that far.  I wonder how many are going to pack those plans into the first part of the year. 

Well we've got less than six months now so let’s saddle up!

Mesquite NV is a small town of about 20,000 people - it doesn’t seem like even that many live here - we have quite a few people who buy a 2nd home in Mesquite and aren’t even here that much.  Many of them will eventually end up selling their first home somewhere and deciding to completely relocate to Mesquite when they retire.

Visit our own Mesquite Chamber of Commerce website for information about relocation to Mesquite.  Many business people, like myself, are a member.  If you are in town, stop by the Chamber.  Everyone there is super friendly and helpful and they have brochures, newsletters, even postcards that you can send home.

Our Mesquite city has it’s own website with lots of useful information for you about relocation to Mesquite, including the major employers.  Mesquite is pro-growth and the fastest-growing small city in Nevada.

Mesa View Regional Hospital is a full service hospital in Mesquite - with Inpatient Acute Care services, outpatient surgery and diagnostics, and a 24/7 Emergency Room.

Mesquite has miles and miles of  Walking Trails throughout the city.  You can walk or bike along golf courses, scenic desert bluffs or my favorite - the walking trail along the Virgin River, which runs through Mesquite.  It has a paved walkway with lights that come on at dusk, and you can wander off and make your own trail!  Take your dog, if you have one, but be sure to pick up after him.

We currently have 4 casino hotels here in Mesquite.  They all have very well priced Mesquite NV golf packages that include golf at one or more of our golf courses and staying in one of the hotels.

That is a great way to get a golfWolf Creek Golf Course in Mesquite Nevada getaway package at a good price - play golf in the daytime and play in the casino in the evening.

You might choose a package that has 2 or 3 days of golf on several different golfcourses and 2 or 3 nights at a hotel.  Don’t stay out too late - you will want to get an early tee time, especially in the summer - it is HOT here.

Besides our casinos for 'recreation', we have 6 gorgeous golf courses in Mesquite, including the famous Wolf Creek Golf Course, rated by Golf Digest as one of the top 25 courses in the U.S. and the Palmer Golf Course, home of the Big Break.

If you need a place to stay for a short term or a long term, Siegel Suites might be the place.  They offer studio and one-bedroom apartments for rent starting at about $499 per month and up and include all utilities except for phone.  Pets are allowed and plenty of parking, including room for your RV or Boat.

Our state of the art Mesquite City Recreation Center is something you would see in a much larger city.

The Mesquite NV Recreation Center is for families and singles with programs, classes and activities for young and not-so-young.  Annual or monthly passes are available to residents of Mesquite.

You can even play basketball on the air conditioned indoor court and wait till you see the indoor and outdoor pools!

The outside pool is my grandkid's favorite place to go when they visit in the summer.  There is also a smaller shallow pool for the almost swimmers and covered picnic areas to get out of the sun and heat.

Speaking of Mesquite weather, yes we have some beautiful weather here.  Sunny and ‘golfable’ almost everyday!

Utilities are very reasonable here - Mesquite is all electric, no gas and we are on Overton Power - the rates are quite a bit lower than Las Vegas.  Mesquite water is our own and very inexpensive, from aquifers under the area.  You will see water towers all around Mesquite.  Even with all of the growth, we currently do not have to ration water like some areas of Clark County do.  Cable TV is available or DSL from local carriers.

Property Taxes in Mesquite NV Mesquite has one of the lowest local tax rates in Clark County - Nevada has one of the lowest state tax structures in the U.S.

Mesquite annual property taxes are approximately 1 % of the purchase price of a home.

Mesquite Schools are in the Clark County School District.  Virgin Valley High School, Hughes Middle School, Virgin Valley Elementary School.  Bus service to and from the school is provided for the kids.

Seniors - Mesquite is an active adult kind of town with a wonderful Senior Center - if you are not interested in going to a casino or playing golf, the city of Mesquite sponsors activities and programs just for seniors.

We have several active adult community subdivisions for 55 plus residents and second home owners.

Speaking of 55 + active adult communities in Mesquite - Pulte Del Webb brought Sun City Mesquite to us in June 2007.  With aDel Webb Sun City Mesquite Recreation Center overlooking Conestoga Golf Course large selection of floor plans and very reasonable prices, Sun City Mesquite is the best selling Del Webb community in Nevada and the best selling new home subdivision in Mesquite.

The Sun City Mesquite Pioneer Recreation Center is amazing, with a beautiful indoor pool which is open year round and a huge outdoor swimming pool and spa that overlooks their Conestoga Golf Course.

Membership to the Sun City Mesquite Rec Center with fitness center, billiards room, putting greens, tennis courts  and activities is included with their HOA monthly fee.

Residents have access to all of Sun City Mesquite parks and walking trails.

Residents in Sun City Mesquite also get a discount and preferred tee times at the Conestoga Golf Course which is still in construction opened for residents on November 7, 2009.  The grand opening to the public was January 30, 2010.

Now that this 55 + community has been open and selling homes for over 2 years, there are now some Sun City Mesquite Resales in Mesquite MLS - homes that may have been purchased as a second or retirement home - many are in excellent condition with upgrades and landscaping already in place.

Ence Homes is one of the premier builders in Mesquite.  Ence has announced their new Low Priced New Homes - with prices in the mid $100's, it is a great opportunity.  These new homes can be built in the Trailside - Shadowhawk - Falcon Glenn subdivisions on large lots that will even include front and side yard landscaping.

Mesquite has several gated communities on the golf courses - homes right on the golf course, some with views of the courses and some with beautiful views of Mesquite and the mountains.  Copper Bluffs has some of the lowest priced homes in a gated community with membership privileges at the Oasis Golf Club.

Santa Theresa Estates is a brand new home subdivision - both townhomes and single family homes with 2 car garages and large fenced backyards - prices start at $162,500.
