That's my kind of house. The back end is just what I like: lower, shaded patio for ferns and orchids, and upper, sunny patio for cactus and succulents. Oh, I'm in Heaven just thinking about having all of that on one property in close proximity to the house.
Russel - I never thought of using the upper deck for a cactus garden. Direct sun all day long, it would be beautiful.
Viewed this property today... impressive exterior, magnificent views. Floor plan is a disaster, what a bad design! The inside is filthy and in desperate need of major updating. I was ready to submit an offer until I walked inside. Those rugs... the entire house needs new flooring ;( I really wish you luck with it, I think it's going to be a handy man special! You might want to add some pictures of the bedrooms and I'm pretty sure it needs a new hot water heater too.

This is not my favorite floorplan either but a lot of people really like it - we had multiple offers on it. It was FHA appraised last week for well over the asking price with no conditions or repairs needed. The price is pretty low for a house that size with those views in that gated golf community. I would replace the carpeting if I were the buyer, but we got an estimate from an excellent carpet cleaner who guaranteed that it would look like new. It will be up to the buyer to decide. The upstairs bedrooms are small and the pictures made them look even smaller. The home inspection was done with minimal suggested repairs - just cosmetic and preventative suggestions. I also thought the water heater looked bad, but he said it worked great and only recommended that the upper valve be redone to prevent future problems. So that was a relief!
It is a foreclosure property that has been vacant for a year - but I'm sure the new owners will be proud of it when they get done with all the cosmetics and make it their home.
