i am a bit careful about staging, as staging does not change the physical condition of the property. i was showing several townhomes last Saturday, 3 were identical layout. Out of those three, one was exceptional. Every detail, every fixture, just gorgeous town home. Such a shame this young couple could not afford it any more. They bought it at the peak of the market, and, obviously, get to the point where they can't keep making payments.
There was so much love there...
Two others were just plain old crap. I could not get rid of the thought, that if I would have shown them only those two, they will not have any idea how the place coudl really shine

I had an open house in a foreclosure the other day, you could tell that it was a family who owned it, loved it and cared about their home. Even vacant, without appliances, you could feel the family. So sad.

Amazing difference it makes - it really helps if you have pictures of before and after. Most of my sellers have been open to ideas - they want to sell their home for the most money.
