Homes with a Casita - Lakeridge in Mesquite NV - Southwestern guest homes - Casitas are popular in Mesquite NV and in several of the southwestern states.  Used as a guest cottage, mother-in-law residence or even a home office - a casita is a well liked feature in Mesquite and found in homes in several gated golfcourse subdivisions including Lakeridge golfcourse community.  Sometimes detached from the home and across a courtyard from the main home with a separate entrance, a casita allows guests to have privacy and come and go without disturbing the occupants of the main home.

Some subdivisions like Sun City Mesquite and Vista Del Monte also offer floor plans with a choice of a casita or a 3rd car garage.  Some casitas are built under the main roof line but still have a separate entrance, usually near the front of the home or within an enclosed courtyard - some have a casita under as a separate unit.  A few of the more expensive custom home subdivisions like Calais have homes with 2 separate casitas.

Casitas usually have a separate heating and air conditioning unit, allowing the guest to be comfortable, as well as giving the homeowner the opportunity to save expense on utilities while the unit is not occupied.

Some folks use their casita as an office, or as a mother-in-law studio apartment.  Mesquite does not allow an actual stove/range for cooking, but many come with a sink, small fridge and microwave.

One of my friends used theirs for their noisy daughter while she was in college.  How do they study with that music blaring?

A casita can be a small room with just room for a bedroom set with a small closet and bathroom, or it can be as big as a studio apartment, such as the one shown in the following video.  The extra square footage is not always reflected on the Clark county assessor site, especially with Sun City Mesquite and Lakeridge homes - so you should be careful to include it while shopping for homeowner insurance.

Mesquite NV - My most often stolen Picture - Can you see the duck?

I took this picture from someone's balcony - I was taking BPO pics of the one next door and turned around and saw a duck walking across the golf course - not unusual, but it was in the very hot summer of 2008, ducks aren't usually hanging around until after the golfers go home or to wherever golfers go when they aren't golfing.  The lone duck was heading to the pond.

I first published it on my website in June 2008, also on my blog, also on Localism.  It is actually still on my camera memory with those BPO pics - I can't figure out how to delete that file.

The first thief was an Active Rain member, who had it tagged as Sun City Mesquite.  Not even close, a whole different area, whole different zip code.  (Still on their website)

This picture, has turned up all over the place - I have seen it on Realtor blogs, websites, golf online mags.....

It is not even that good, just my point and shoot Canon.  The zoom distorted it.

And you can't even see the duck.

Well, I know it was there.

I am waiting until it gets stolen a few more times, then I am going to file a reverse class action lawsuit for copyright infringement.  :)

Mesquite NV - Hafen Park - Pet Friendly - Fishing on a Sunday afternoon

It's a desert out here but Hafen Park in Mesquite NV has more to offer than just a picnic area - we have fishing - real fish!  And how do they get there?  The city stocks the pond every month or so - trout in the winter and catfish in the warmer months.  Mesquite has many parks, most are pet friendly all are kid friendly - I take my little poodle out to socialize at all of them.  Mikey has a lot of friends in town.

Our Seabee is home from Afghanistan - Thanks for serving our country, Dave!

My son-in-law, Dave, is a Seabee and just got home from Afghanistan!  Long trip home from an extended detail, but he finally arrived in Gulfport, Mississippi - he was tired from the trip, but so happy to be back home with his family.

The Seabees are only allowed to take 300 lbs in their gear when they are sent overseas.  With the necessary tools, clothes, sleeping bag, guns and other work accessories, there is not much room left for personal things.

Most of the packages that the families send are full of food - snacks, cheese, baby wipes, chocolate, gum, socks, cigarettes.

Most people, even some in the armed forces, do not even know what a Seabee is.

The name Seabee comes from CB - Construction Battalion - they get dropped off with a group of Marines at remote places all over the war zones to build the bases or quarters for the rest of the military to live and work to defend our country.  Dave didn't even know where he was at the time - in this detail, it was to build an outpost on the border of Pakistan and Afghanistan

The Official Seabee Motto is "Construimus, Batuimus" - translated into English as "We Build, We Fight".

Another Seabee Motto:

With compassion for others, we build, we fight, for peace with freedom.

With willing hearts and skillful hands, the difficult we do at once, the impossible takes a bit longer.

What is a Seabee, anyway?  What do they do?

'Seabees are trained for combat, but usually don't serve in front-line offensive operations, yet their weapons training and qualifications standards are very rigorous -- they are difinitely not support or rear-area personnel.  Their specialty is erecting good things and neutralizing bad things, whether this is building roads leading inland from an amphibious assault beach or through a swamp, or sealing up caves containing enemy snipers, or laying water pipelines to serve parched areas, or building and improving hospitals and schools.

The level of ingenuity in solving open-ended problems while under fire, demonstrated by each generation of Seabees, is something of legend.  Seabees routinely operate bulldozers or jackhammers while enemy bullets and shrapnel fly on their often-hellish worksites around the globe.  They do so with the same courage and determination that Soldiers or Marines operate main battle tanks, or machine guns.  The only difference is that their primary implements are "unconventional" as weapons go:  They are construction tools.'

Mesquite NV Homes & Condos for Sale - Cash for Clean Rentals - Tenants are a Plus

Many of the Mesquite NV homes and Condos for sale are Tenant Occupied Rentals - Many agents see that as a difficult listing and harder to show and sell.  It doesn't have to be that way.  Having existing tenants in a rental home or condo can be an opportunity to make a home more attractive to investor buyers.

Add a bonus to the tenant!  Cash for Clean - Stage it to sell it!

Let the tenants know that you are looking for a new landlord for them and they might not have to move.

An existing tenant may prefer to stay - it is his home, he is already there - moving is not fun.

Like many real estate markets - we have a fairly high vacancy rate here in Mesquite.  I have been successful in getting tenants to cooperate by asking them if they would like to stay in the rental property after it is sold - if so, I can market it as a solid tenant occupied rental property with a reference from the current owner/landlord.

Tenants are more cooperative when they are not worried about looking for a new rental property and moving and want to impress their future landlord. 

I have had several tenants who have cooperated with some home staging as well as agreed keep the house clean and fresh.

If they don't want a lockbox, OK, but they have to agree to show at short notice or allow me to.

You can market the property to investors as occupied - it has more value to an investor looking for a property to rent out - or to a buyer who wants to buy now while the prices are low and rent it until they are ready to use it as a second home or retirement home.

In a declining rental market, the current rents are typically a little higher than the current market rent would be.

Offering a one month's rent bonus agreement to the tenant if they cooperate and show the property well sometimes encourages them to keep it in top showing condition.  If the property sells to a buyer who wants to move in, the bonus will help with the tenant's moving costs.  I will split the cost of that bonus with the seller and we both write it off as an expense of doing business.

A separate bonus to any kids is effective, too - Cash for Clean!  McDonald's Happy Meal coupons, a Walmart card.  Give them a checklist for their rooms and have them sign it.

In a short sale situation that may take awhile, this might help the seller keep some income during that long escrow.  Taking a positive approach to the existing situation can show your seller just how creative you can be to get their home or condo sold.

If you are working with an investment buyer - preview some properties and chat with the tenants.

One happy seller + one happy buyer + one happy tenant = Cash for all!

Cactus Blooms in Mesquite NV - Pictures of Spring Flowers in the Desert

Have you seen the local cactus blooming in Mesquite NV yet?  Mesquite is in Clark County NV, on the Arizona border, 80 miles northeast of Las Vegas, about 10 miles from Littlefield  and Beaver Dam Arizona and 35 miles from St George, Utah.  Located in the desert with elevations averaging 1800 feet and surrounded by mountains, not really the Death Valley kind of desert - more of a hilly little valley of desert terrain with bluffs and canyons - beautiful sunrises on the eastern mountains - and gorgeous sunsets on the western bluffs.

Every year, and especially after a wet winter like we just had - the cactus will suddenly bloom all at once - an amazing sight against the brown desert hills and sometimes snow topped rocky mountains.

Late March is the best time to take a drive around the Mesquite desert backroads - then walk around and catch a glimpse or take some memorable pictures of these beautiful blooms.  These are photos were taken last spring when the cactus bloomed - this year should be even more plentiful!

They don't last long - by mid April, they dry up.......and you will have missed it:
