Mesquite MLS Listings - What is going on in Sunset Greens - one of Mesquite Nevada's Gated Golf Course Communities?  Well, it has been pretty active in that subdivision!  Many buyers coming here to look for a 2nd home or vacation home do not even know that this neighborhood even exists.  There is a lot of advertising and publicity about Sun City Mesquite Active Adult 55 + Community - but Sunset Greens is still one of this small town's secrets.

Sunset Greens is in the southwest corner of Mesquite and surrounded by the Casablance Golf Course.  There are some single family homes in the subdivision, but most are duplex-style townhomes.

A search in Mesquite NV MLS shows how active this neighborhood is this year.

18 homes for sale in Sunset Greens including 1 single family home with 2084 sq feet, priced at $196,000.  The other 17 listings are for townhomes with 2 car garages.  Several floorplans are available with square footage from 1250 to 1690, and asking prices from $154,900 to $260,000.  Homes that are right on the Casablanca Golf Course usually sell for more $$, and many homes within the subdivison have wonderful views of the mountains as well.

2 Listings are Pending - a single family home with 1732 sq feet, priced at $180,000, and 1 townhome with 1612 sq ft, priced at $215,000.

Sold in the last 3 months - 1 single family home with 1914 square feet sold for $255,000.  10 Townhomes closed, with final prices from $135,000 to $225,000.

Another Mesquite MLS Listing Sold in Sunset Greens Gated Golfcourse Community - One of the nicest neighborhoods in Mesquite.  It was a very well maintained, updated townhome in a great part of the subdivision, with great views.  The sellers expected to sign a listing agreement for 6 months - I told them that if I couldn't sell it in 3 months, that we would need to have a little talk.

It closed escrow one week before the 3 month Mesquite MLS listing was up.  Happy Sellers. 

They priced the home to sell.  I marketed it online using my Active Rain blog to focus on the amenities and features of Sunset Greens.  I had already written about the neighborhood - in fact, that is where the owners found me.  Google search.

And my blog was already in the first 5 spots for 'Sunset Greens Townhomes Mesquite NV'.

It only took a couple of tweaks and a Realbird show on my AR blog post about the home to be in the first results in Google searches for 'townhomes on the golfcourse in mesquite nv' - 'gated communities mesquite nv' - and related terms.

Active Rain is very powerful.

I was showing a foreclosure property in Mesquite today - right on the Palmer Golf Course in the Ironwood subdivision.  The home has a gorgeous southern view of the mountains over the course.  As I was taking a few pictures for my huge collection, I noticed some small movements as I took some shots.  I thought it was birds or ducks.  When I stepped back into the home from the back patio, I glanced back through the window. 

Four little kids were running around - playing hide and seek.  A hilly golf course in Mesquite is a great place to play - little mountains, huge rocks, bushes and trees - and even sandboxes.  I was watching them through the window and they were having a really good time.  The little kid with the blue shoes was fast ... kept diving over the little hills.

I was laughing at them, thinking what a good time they were having.  Then I thought, 'Wait a minute!  There are golfers out there!'  That is so dangerous.  The house that I was showing had some serious golfball hits on the back of it coming from right behind where the kids were playing.

I stepped outside to yell at the kids to get out of there and go home - they saw me and ran away.  Busted!

No, that is not it.  Mesquite weather is beautiful and I wish you were here.  That's better.  I better quit listening to Jimmy Buffet, I guess.  We had a cold winter ... more than 7 inches of rain already - that is about 3 inches more than our annual average in Mesquite.  Spring has sprung and I will be out taking shots of the cactus blooms.

Gotta love this Mesquite weather!  And if you have the $$ for a round at Wolfcreek Golf Course - go for it!
