Mesquite Nevada Custom Home - Sold in 30 Days

Another Mesquite Nevada custom home sold in 30 days - the good ones go quick!  This home was in one of the higher price ranges of MLS listings here, they do not get as many showings as the lower priced homes in our area.  Yet the higher end homes that were previously on the market for a long time are starting to sell.  Could be a sign of the real estate recovery in several neighborhoods in Mesquite.

Buyers are looking at homes online and coming to Mesquite with a list of homes to see, only to find that many of them are already pending sales when they get here.

Fruits and Vegetables Grow in Mesquite NVGlad it sold quickly, but I am a little disappointed that I did not get to go over and help myself to some of the figs and grapes that were about to be ripe for the picking.

The home was vacant, so picking the fruit from the trees would be part of my listing maintenance, right? 

And yes, fruits and vegetables do grow in Mesquite Nevada - even with the desert climate and very little rain.  We do have automatic sprinkler and drip systems.  :)

The escrow period went well.  All 4 days of it!  It was a trustee sale, but we got the offer and signatures on Thursday and opened escrow.  This was another cash sale with no appraisal or loan to wait for, so we were able to close quickly, but the buyer requested 30 days to close escrow in the contract.

Mr Buyer called on Monday and said, 'Let's close it today!'  We couldn't quite accommodate him, but we did manage to close on Tuesday.  It is a little easier to get things done when there is No Homeowner Association in this neighborhood.  Getting the HOA demands and records can take up to 10 days.

So now the new owner of this lovely custom home gets to harvest the crops!

Mesquite NV Real Estate Market - My last 3 appraisals were above contract sales price

Appraisals on my last 3 transactions were very encouraging.  Is the Mesquite Real Estate Market starting to bottom out?  Real estate is local - right down to the neighborhood.  All 3 listings were priced well, right about where they should have been, in 3 different neighborhoods.

Single Family Homes in Mesquite with NO HOA fees AppraisalsThe appraisals were done by 3 different appraisal companies.  On 2 of them, short sales and foreclosures were used as comps.  The 3rd home is in a neighborhood with very few distressed properties.

All 3 appraisals came in at above the agreed upon sales price in the contract.  2 appraisers noted in their comments that the Mesquite real estate market, while previously declining in 2010, has begun to stabilize in the first quarter of 2011.

Good news for Mesquite - we have been seeing signs of this trend, with well priced homes and townhomes selling fairly quickly at very close to list price in several neighborhoods.  Townhomes with a garage are very desireable right now.

But it is nice to see it in writing, with comps and sold data to prove that 3 local appraisers think the Mesquite real estate market is stabilizing.

 

Several subdivisions in Mesquite have shown signs of hitting the bottom - the real estate market is local, city by city, neighborhood by neighborhood.  Buyers are beginning to realize that they need to act quickly when they see a home that fits the description of the home that they are looking for - other buyers are doing their homework, too.

I recommend that my buyers choose their neighborhood, look at the sold comps that I pull for the floor plans that they like.

Then we keep an eye out for the right listing.  For them.  That is my idea of a Neighborhood Watch.

Mesquite NV Real Estate - Short Sales and Foreclosures are affecting the Rental Market

The Mesquite NV Rental Real Estate Market seems to be picking up - At the end of last year, rentals were sitting vacant for months at a time.  Now townhomes and single family rentals are getting a little harder to find and the prices have been going up.  As more homeowners have lost homes to foreclosure or short sale, there are more people who will be renting for a few years, while they rebuild their credit and save for a down payment.

Even though there are quite a few people who have chosen to take their home off the market and place it into the rental market, this does not seem to be affecting the rental availability in Mesquite.  This may change as more home owners are unable to sell their home at their desired or needed price and put the home up for rent.

Currently there are many condos for rent - townhomes with a garage and single family homes are not as plentiful.

Mesquite NV Real Estate - Rivers Bend Subdivision Changes Name to Joshua Ridge

Rivers Bend subdivision of single family one and two story homes in Mesquite Nevada has changed the whole look of the entrance with a new rock sign, new landscaping and trees and it really looks good.

Now called Joshua Ridge, this small subdivision in Mesquite NV is located close to parks, schools, shopping and both the Coyote Willows and Casablanca Golf Courses.

This Mesquite community of single family homes with 1 and 2 car garages, fenced yards and patios has a community pool for Rivers Bend - Joshua Ridge residents only.

The community pool is adjacent to the large park which has many trees for shading the picnic areas.

Homeowners Association Fees are only $65 per month and include front yard maintenance, lawn care and takes care of all upkeep on the pool and park areas.  There is also a private area for residents to park their RV or Boat - Parking is included in the HOA fee.

Mesquite NV Real Estate - ARE Mortgages Available for Homebuyers?

Mesquite NV Real Estate - Are mortgages still available for someone who wants to buy a home now?  They certainly are - and FHA and USDA first time buyer loans are available.  I quit scanning and reading the news 4 times a day for updates on the loan situation - there are too many IFS in every story about home loans.

What matters is how it applies to YOU!

Call it credit crunch, credit freeze, call this economic/financial crisis whatever you want!  Consumer confidence is GONE right now and all we're hearing is that 'it's only going to get worse!'  When you're in the real estate business, the news is even further negatively duplicated.  So, what are we to do?

Tonight, I attended a dinner party and don't you know it, the hot topics were politics and economics.  Being the only person in the room that was in this business, I felt like I spent the entire evening defending MY position on the economy.  Personally, I think that my position is reflective of the REALITY of what our current status concerning the economy is right now.  However, at every turn, all I heard was complete negativity.  Despite my reassurance that
? I have not had ONE single client turned down by the bank for a mortgage and worked with three new buyers this week, every one of these people remain skeptical because they believe that what they have read in the paper and seen on the news is ALL FACT.  

Let me add that each and every one of the people attending this dinner were highly educated.  Now, the kicker comment--"How can they print something that's not true--the newspaper has to be able to validate what they print, don't they?"  Can you believe it?!  

Think about this:  In 2006 it was a SELLER'S market--no doubt, you were going to make money on the sale of real property and buyers were competing for this real property, many of which would go above the list price in order to obtain this valuable property.  You, the seller, now the BUYER, would turn around and bid on another piece of valuable property and became satisfied homeowners once again, expecting to see real appreciation in their new purchase over the upcoming years.  Likely, you did not get a 'great' deal on your purchase but, you made a mint on the sale of your former home.

NOW, in 2008, it is a BUYER'S market!   Sellers are not getting the appreciation this year as they have in recent years.  You will sell your house for less than you thought you were going to a year ago. Price your home to sell and it WILL sell. Without a doubt, you're going to turn around and be able to purchase real property AND you're going to be able to purchase that property at a GREAT low price, expecting to gain appreciation over the upcoming years.  Conversely, you did not get a 'great' deal on the SALE of your home but, you DID get an incredible deal on the purchase of your new one!

The way I look at it, if you're 'moving up,' selling your current home and buying one a step up, is a SMART move in this market!  It's Economics 101!  

Now for the mortgage availability question--I phoned one of my trusted loan originators to see if I was just looking at this through rose-colored glasses and here are her answers to a couple of my questions:

I hear you’re not lending any money right now?

"Oh, that is SO not true!  We're definitely lending money for mortgages and, as you know, have many satisfied customers!"

Has your bank tightened their criteria for lending?

"Who it is tougher for now is those who don’t have good credit.  That’s where things have been tightened.  If you have good credit and good DTI (Debt to Income Ratio), nothing has changed!  Our bank has not changed its lending criteria since second quarter ('08)."

Thumbs UPSo the news is bogus?

"Debe, nothing has changed as far as our lending criteria in the past few months!  We’re a solid company,  lending solid money!"

I have heard that a significant number of mortgage brokers are giving up the business--even those brokerages which I thought were ‘solid?’

"BROKERS are struggling because a lot of the banks that they used before HAVE dried up!  Bad news is what’s reported, not the good!  That’s why I’ve stopped reading the paper!"

This is just a tid-bit of our conversation.  (Frankly,  I couldn't type as fast as she was talking and I didn't want to misquote!)   Now if we can only get the media to make ONE simple phone call to a lender and write the FACTS, so that the public can gain some of their confidence back!  

I don't know about you but, sometimes I feel that it's 'me against the world' with respect to this issue!
