Sunset Greens Gated Golf Course Community in Mesquite NV is holding their semi annual garage sale on Saturday April 21, 2012.  The Gates will be open for bargain hunters - so get there early!

Sunset Greens Mesquite NV Gated Golf Course Community

Sunset Greens in Mesquite NV is a community of about 700 homes - this is a large, well organized garage sale with all kinds of things for sale.  Furniture, dishes, patio furnishings, clothing, tools, knick knacks, crafts - maybe even a golf cart or two.

Last year, one of my second home buyers furnished their entire home, right down to dishes and linens.  And it looked great!

Kinda fun to invite your new neighbors over for a housewarming and let them enjoy some of their previous belongings, just one more time - :)

Take a cruise through the neighborhood on Saturday April 21 - I bet you will find something that you didn't know that you needed!  If you see a white elephant, give me a call - I am looking for another one.

St George Utah Airport - 45 minutes from Mesquite NV - quick and convenient

The new St George, Utah airport has been open for over a year now - much closer to Mesquite NV than McCarran Airport in Las Vegas.  Most flights are to Salt Lake City and Los Angeles, but that means that you can fly anywhere with a connecting flight - good news for Canadians, too.   Both Delta and United have flights operated by Skywest.

Views of St George Utah Airport near Mesquite NV

Driving to the airport from Mesquite is pretty easy - right through the Arizona gorge, and take a right just before you get to St George.  The first time you go, after you get off Highway 15, it seems kind of odd, like you are heading to the middle of nowhere.  Actually, you are - the airport is by itself, off in the bluffs.  Beautiful scenery on the way and only about 45 minutes from Mesquite.

There is plenty of room for growth in and around the St. George Airport, which means good business opportunities in the future and a step ahead for the local economy.  And yes, there will be new homes built, several subdivisions are already in the planning stages.  And then .... restaurants.  And then .... retail stores.  And then .... maybe another golf course?  Can't have too many of those - not with our winter weather.  :)

St George UT Airport - 45 minutes from Mesquite NV

Mesquite NV Airport does not have commercial flights - The opening of this airport so close to Mesquite has been a plus for some of our second home owners, many keep a car here in town for their winter visits.  Even if you rent a car for a short visit, it is a lot easier and quicker to fly into St George than it is to come in from the Las Vegas airport - plan on saving about an hour of time and a lot of hassle.

Beautiful drive.  No traffic.  No hassle.  Park right in front.  What is not to like?

Gunlock State Park - Kayaking on the lake - 45 minutes from Mesquite NV

One of my favorite things to do is to take I-15 north, get off at Beaver Dam-Littlefield exit.  Take a drive on old Highway 91, then left through the Shivwits Paiute Reservation to the reservoir at Gunlock State Park, about a 45 minute drive from Mesquite.  I actually stumbled upon this great little lake when I took a wrong turn while looking for the Kayenta subdivision on the way to Santa Clara, Utah.  The scenery is absolutely beautiful, no matter what time of year it is.

Great place to get some sun, go fishing, camping or just sit around and enjoy the view.

The lake is pretty high right now, submerged trees and bushes.  I was waiting for the sun to set and get a great shot, when a kayak appeared and set out across the lake.  What a great way to end the day - for me and for him!

Prairie Schooner - Sun City Mesquite Secret New Neighborhood - Right on the Golf Course

Prairie Schooner in Sun City Mesquite Nevada 55 + community for active adults - Within the Pulte master community are several subdivisions - each neighborhood with a personality of it's own.  Prairie Schooner is one of the newest developments - hidden right around the corner from the Pioneer Recreation Center, and right on the 9th Fairway of the Conestoga Golf Course.

Prairie Schooner in Sun City Mesquite NV

The opening of Prairie Schooner, announced in May 2010, was very exciting - it was the first release of Conestoga golf course sites available for the popular Premier Series homes.  Floor plans for these new homes range in size from 2,092 to 2,409 square feet and include the Marigold, Verbena and Willow - popular for their really great rooms and outstanding kitchens.

Walkway from Prairie Schooner to the Sun City mesquite Rec Center

Prairie Schooner is one of the best kept secrets in Sun City Mesquite - :)

Construction began in June 2010 with most of the homes completed in 2011.  There are only two lots left, both are sold.  When those 2 homes are built, the subdivision will be completed.

To add to the attraction of Prairie Schooner is the fact that it will be the only neighborhood in Sun City that is on the same level and within walking distance to the popular Pioneer Rec Center.

It even has it's own short cut - a lighted walkway to the recreation area - easy walking on a level terrain right over to enjoy some of the activitiesYou don't even need your golf cart or car to go enjoy the amenities.

Most of these high elevation and expensive premium lots have incredible golf course and mountain views - and with only 18 home sites, this special neighborhood sold out quickly.  Some buyers came a few days before the lot release date and stood in line to reserve a lot.  The only street in this charming little subdivision is Prairie Schooner Court.  The homes on the north side of the street have incredible northern views over the Conestoga Golf Course from the back windows and cool back patios.

The Pioneer Recreation Center in Sun City Mesquite is a 30,000+ sq.ft. private recreational facility which includes indoor and outdoor pools, state of the art fitness center, indoor elevated walking track, spas, library, arts & crafts, 18-hole practice putting course, bocce courts, tennis courts, pickle ball courts and a wide variety of arts & crafts and fun activities).  The Pioneer Center is for the private use of Sun City Mesquite residents and their guests.

The 18 Hole Putting Green is for residents and their guests only, the only one in Mesquite - what a great way to work on your short game.

Sun City Mesquite 18 hole Putting Green

The recreation center amenities are included in the low HOA fee of $120 - one of the reasons that so many people are buying a second home or retirement home in Sun City Mesquite.  Residents are considered VIPs at the Conestoga Golf Course, with substantial discounts on golf rates.

This little subdivision is not really on the map yet - located just east of the Pioneer Recreation Center:

Sun City Mesquite Garage Sale - Sat March 24 2012 - Community Spring - Look for Signs

Sun City Mesquite is having their much anticipated Spring Community Garage Sale - Saturday March 24 - look for the signs, beginning at 7:00 AM.  With over 700 homes in this active adult community for 55 + residents, expect a good selection of furniture, decor, appliances, clothes and even a very cool 2001 Honda S2000 convertible sports car for sale - :)

Residents of Sun City Mesquite come from all over the U.S. and Canada, so you will see a wide variety of good stuff.  Last year, we had the same great weather that we have going on right now - people arrived early to see where the garage sales were located and plan their strategy to get to as many as possible in the shortest times.

One very smart young man pulled up in a pick up truck, unloaded his golf cart, and zipped around spotting some prize items.  He then called his brother in the truck to come pick them up.  The early bird gets the worm, right?

Selling your Mesquite NV home - 13 things to do before listing your home for sale

Listing your Mesquite NV home for sale - Lindsey Hasford has a great list of 10 things to remove before putting your home on the market.  You could have the most attractive and well decorated home in the neighborhood, but you need to de-personalize the home so that buyers can picture themselves living in it.  Home sellers here are competing against new homes - and those model homes are staged to sell.

I would add 3 things to Lindsey's excellent list for Mesquite home sellers:

Mesquite NV staging homes

13. Closets - Clean them out!  Pack up most of your shoes, clothes, towels, linens, coats, any stuff that you do not need to use right now - make all of your storage areas look roomy.  You are going to have to pack it up anyway when you move  ...  do it now!

12. Bathroom items - Get a basket, put all of your daily use products in it, stash it under the sink.  No buyer needs to see your toothbrush, hairbrush, deodorant, etc.  Keep those bathroom counters cleared off and spotless.  A simple vase with flowers, or guest soap dish - perfect!  Remove your toilet seat covers, small rugs, books - make the potty room look clean and unused.

11. Floors - First - clean them.  If you have good looking floors in your home, espectially in your bathroom and kitchen, remove the small rugs and show off that tile or wood and make the home spaces look more open and flowing - unless you are using an area rug to define a dining area or complement the living area.

From Lindsey Hasford - Elk River MN Realtor - the other 10 things to remove before listing your home:

Via Lindsey Hasford (Coldwell Banker Vision):

Everyone has heard rumors of de-cluttering when it's time to sell your home. But, what does that really mean?  Before going hog wild and moving out... here's a few of the most important things to consider removing before you list your home for sale.

10. Personal photos. I don't always recommend removing photos of the 'family' but if you have hallways filled with photos or photos on every end table it is probably necessary. Buyers really DO get distracted by them. They will take them all in as they walk down the hall. Not only do they take away from the home, but it's really disturbing when a buyer is excited to 'know' the sellers. And, the buyers do look at them.home

9. Bills and personal papers. I understand that you cannot remove these document from the home all together, but please take the time to organize them, box them up and put them out of sight. If you have bills laying out on the counter or kitchen table it's like an invitation for the buyers to 'peek' at them. Believe me - I discourage it - but it still happens. And as a seller you just don't want to leave the temptation behind.

8. Money. I would love to say that every buyer (and Realtor) going through every home is honest, but I really don't want to test those waters. If you have cash, cash boxes or coin jars sitting out in the open... put them away. It's just better for everyone if it's out of sight. As Realtors we do what we can to protect your home, but your help makes a difference!

7. Valuables. Jewelry, watches, valuable antiques.... anything that might be worth a bit of money that you wouldn't want to lose. Out of sight, out of mind. If buyers don't know they are there they won't think about it. I can't tell you how many homes I've been in where the jewelry is left on the dresser.... somehow it's uncomfortable. At least put it away.

6. Guns and ammo. I don't care if they are in a case or out laying around or under a bed. It's better if you just plain old remove them from the home prior to listing. For some reason they make buyers (in my experience) feel really insecure.

5. Shoes! If you have a pile of shoes at the door... ask yourself why. A pile of shoes gives a buyer two impressions. The first? That there isn't enough storage in your home. 2. That there are too many people living in the home. So, in order to avoid wondering on the part of the buyer... just put them away.

4. Medicine. Take it out. Don't store it on the counter. Don't store it in the cabinet. Don't store it in the bathroom. Remove it. There have been many complaints over the years of potential buyers 'stealing' the medicine out of the cabinets. I have never had it happen on my time clock, but to avoid any trouble it's best to simply remove it.

3. All things on your kitchen counter. Everything? Really? Yup. The cleaner you can leave the counter, the more buyers dream of being in there. Have you ever been in a cluttered kitchen? Does it feel inviting? How about a cleaned up kitchen? Does it make you wanna spend time there? Also, if you store things on the counter it gives the appearance that you do not have enough storage space.

2. No more junk drawers. Seriously. Clean 'em out. There is nothing more tacky than a potential buyer opening the cupboards and drawers and having things sticking out everywhere. Box up all the notes, pens, tacks, and odds and ends and put them away. Chances are you don't dig in the drawer often anyways.

1. Nothing but magnets.... and maybe not even that. Take a photo of your fridge, take everything off, wash the front (and side), and take another photo. It is really refreshing to walk into a home that has a clean fridge. The kids pictures are beautiful (believe me... my fridge is covered in them) but buyer's can't imagine their own children's drawing on there if it is covered with yours. And, the magnets... If they aren't decorative (and even then) they are generally more of a distraction to the room than a help. Consider it.

There are many more ways to declutter a home for sale... but these are some important things to consider. For more information on selling your home in Minnesota... give me a call.

Eureka Casino Christmas Party for Employees - Mesquite Nevada

Every year at Christmas, the Eureka Casino in Mesquite NV throws a party for their employees and their guests.  Employees can bring their whole family and it is a great time - great for the kids who get to see Santa and get a nice gift, as well as enjoy the good food and drink - all provided by the Eureka Casino.  Great for mom and dad, too - they get to enjoy themselves and not cook or clean up the mess.

My daughter invited me as her guest and personal photographer and I had a great time, too.  I exceeded my personal best for number of trips to the buffet table, too.  Pretty proud of that.  :)

Eureka Casino is one of Mesquite's major employers - and many employees have worked there for a long time.  It is a fun place to work and they provide very good benefits for their workers - health insurance, vacation pay.

And one more little fringe benefit - the Eureka Christmas Party for the families.  Really nice to treat your employees like a VIP - and the owner, Greg Lee, was there to welcome everyone to the party.

One of the stars in this video is my newest grandson, Ryder.  He had a blast!  He may get me on residuals, though, I should probably check his contract before I make these videos.

Ence Homes Mesquite NV - Trailside new construction - early completion

Ence Homes Mesquite NV

New Ence homes in the Trailside subdivision in Mesquite NV - finished early and the buyers have already moved in, with a lot of help from their new neighbors.  Quite a few people showed up to help unload the truck and the whole thing only took about 1/2 hour.  Is that a record for a quick move in?

Randy, Mary and their son, Matt came from South Dakota looking for an existing home, but we couldn't find just the right house with a swimming pool.  Most folks assume that we have lots of pools here, but that just isn't so.  Then we looked for homes with a pool-sized lot - we do have some of those here.  But we still could not find a house that they really liked.

They did like the Trailside subdivision - near Hughes middle school and several of our pet friendly parks in Mesquite.  So I called John Johnson from Ence Homes and he met us at the model home.  No - that home was not quite what they wanted.  John suggested a floor plan that was used in one of the Ence subdivisions in the St George, Utah area.

After a quick trip to see the existing model, Randy. Mary and Matt were ready to pick their upgrades and design choices.  Ence Homes in Mesquite NV  has a terrific design center in St George with all of the choices laid out.  You can actually see what you are getting when you plan a home.  You end up with a custom home.

A week later, we were at the design center - fun, but a long day!  Then the folks were off to South Dakota, leaving me here to build their home for them.  :)

Ence New Homes Mesquite NV Design Center

Well, actually, I did not do any of the actual building - but checked on the house as it was being built and got updates at least once a week from John, who took pictures of the different stages of construction for the buyers.  The home was finished almost a month early and we had to hustle to get the VA loan approved and all the paperwork in.  But we did it.

And it is a beauty.  Next step is the heated swimming pool.

Mesquite NV Halloween - Trunk or Treat on Monday Oct 31 2011

Mesquite NV Halloween Trunk or Treat - Monday Night Oct 31

Pretty scary!

Halloween in Mesquite NV trunk or treat

Mesquite Police Department will be blocking off Yucca Street next to City Hall on Monday from 5:30 to 7:00 pm for the fourth annual Mesquite Trunk or Treat party.

Local businesses and residents have volunteered donations, as well as their time to pass out Halloween candy to all the "little monsters" who attend.

With so many gated communities and second homes in Mesquite, not all neighborhoods here are ghost and goblin friendly.  Many of our snowbirds haven't arrived for the winter yet.

Mesquite's Trunk or Treat is a great way for kids to celebrate my favorite holiday in a fun and safe place.

Although I live in a 55 plus active adult community, I still stock up on Halloween candy - just in case I get a bunch of kids trick or treating at my door.  If not, I will be forced to eat the leftovers.  Again.  Can't wait!
